JOB SUMMARY:
Under general supervision, repairs and maintains major appliances in resident manors and community facilities; and perform related work as required.
Work is usually performed independently of others. Work involves regular contact with other divisions, departments, and with residents in their homes.
ESSENTIAL FUNCTIONS:
Checks on the operation of major appliances such as washers, dryers, ranges, ovens and dishwashers. Pulls and replaces pumps, motors, compressors and removes/replaces older appliances including refrigerators.
Services and rebuilds exhaust fans in the shop. Follows up on assigned resident complaint requests, corrects the problems, discusses with residents or refers to the supervisor-noting disposition. Assists other crews in building maintenance during peak workloads as assigned.
Drives a truck and maintains a truck inventory of materials and supplies
Regular attendance required. All duties performed on-site for the Community.

NON-ESSENTIAL FUNCTIONS:
Maintains job time, material records and maintains shop and truck inventories.
EQUIPMENT OPERATED:
Truck, trade related test equipment, hand tools, and refrigerator dolly.
WORK ENVIRONMENT:
While performing the duties of this job, the employee is in a climate-controlled indoor office, exposed to dust and normal outdoor elements, inside resident manors, and community facilities.
DESIRABLE QUALIFICATIONS:
Graduation from high school and considerable appliance repair experience or equivalent combination of education and experience that produces the following:
- Knowledge of the occupational hazards and safety precautions of the job.
- Knowledge of the standard practices, methods, tools and materials used in major appliance repair.
- Knowledge of electrical codes as related to major appliance installations and operation.
- Knowledge of the work hazards and applicable safety precautions associated with assigned equipment and operations.
- Ability to read and write work-related job instructions in English
- Ability to locate, correct and adjust defects in electrical appliances, pumps, motors and compressors.
- Ability to maintain records and prepare reports.
- Ability to communicate effectively with others in English.
- Ability to establish and maintain effective working relationships with co-workers and residents.
- Ability to pass respiratory pulmonary function test.
- Ability to pass qualitative and/or quantitative respirator test.
- Skill in the use and care of tools, materials and equipment used in the electrical trade.
SPECIAL REQUIREMENT:
Possession of a valid California driver’s license.
PHYSICAL REQUIREMENTS:
While performing the duties of this job, the employee is frequently required to stand, reach, kneel, lift and carry up to 50 lbs. talk, hear, and use hands to finger, grasp, and feel.
MENTAL REQUIREMENTS:
While performing the duties of this job the employee reads, solves problems, uses his verbal & written communication skills, and has frequent customer contact.
