The Marketing Manager is responsible for managing and coordinating the overall functions of marketing, advertising, communication, and branding. The person in this role works with the Director of Marketing to lead the creation and execution of marketing strategies, deploy marketing campaigns, and build brand awareness to drive growth and results.
Responsibilities and Duties:
- Strategizes and executes marketing tactics to drive qualified prospects to assigned neighborhoods and markets.
- Cultivate and maintain a strong relationship with Sales Leadership, acting as their trusted advisor and strategic partner by consistently delivering valuable insights, guidance, and support to Sales and Division leadership. Showcase knowledge and expertise through effective communication and the ability to collaborate and solve problems.
- Develops and implements strategic marketing plans to gain competitive market advantage and achieve objectives for assigned Divisions and Neighborhoods
- Monitors and reports on the marketing funnel and other KPIs, accomplishments, challenges, work in progress, and internal & external discussions to meet and exceed sales goals for each Division
- Process and coordinate the execution of Division requests for marketing projects for assigned neighborhoods and markets.
- Help manage, maintain and execute all marketing deliverables, including email marketing, photography, videography, site plans, floor plan brochures, neighborhood brochures and other marketing deliverables as needed; demonstrating leadership and ownership throughout the entire lifecycle of each neighborhood and project.
- Draft and oversee drafting of creative briefs when developing creative assets with the Brand and Creative team
- Collaborate with internal (Digital Marketing, Marketing Technology, Brand and Creative, Retail Merchandising, Sales Operations), and external teams and resources (designers, printers, vendors) for delivery of projects on a timely basis
- Consult with Divisional Sales leaders, Director of Marketing, Vice President of Marketing, and Senior Vice President of Marketing on new marketing strategies, creation of integrated marketing plans and programming, including campaigns, media plans, advertising and collateral
- Stay abreast of current marketing trends and opportunities to serve as a constant source of marketing intelligence for the sales leadership
- Strategize and contribute on creative services, media buying, copy writing and social/digital distribution in support of assigned neighborhood and divisional portfolio
- Assists the Divisional sales teams with sales office and signage needs
- Maintain Divisional marketing budgets by entering, tracking and reconciling expenses for assigned Divisions
- Periodic travel to Divisions/Neighborhoods in support of neighborhood openings
- Respond to unscheduled and unplanned marketing needs with a positive, can-do attitude
- Represent the company professionally in all internal and external interactions and communications
- Complete all other duties as assigned by manager

Position Requirements:
- Bachelor’s Degree required
- 8-10+ years of Marketing/Advertising experience with a background in brand marketing, digital marketing, communications and direct marketing
- MBA and/or work experience equivalent preferred
- The ability to effectively manage multiple projects simultaneously, perform under pressure and pay close attention to detail while staying focused on the big picture
- Outstanding creative judgment and familiarity developing advertising creative in all forms of media
- An ability to think both creatively and strategically
