We are seeking a Project Manager (Construction) to join our regional office located in Westport, Connecticut or Greenwich, Connecticut. The Project Manager (PM) is responsible for executing retail construction projects with a group of assets across a defined region, supporting new tenant buildouts, redevelopments, developments and assisting property management with larger capital projects. This role acts as the operational lead for assigned developments—overseeing preconstruction, budgeting, scheduling, permitting, construction execution, and turnover. The PM collaborates directly with Leasing, Tenant Coordination, Contract Administration, and Property Management, with the shared goal of achieving rent commencement and delivery milestones on time and within budget.

 

 

What You’ll Be Doing:


Project Ownership & Delivery

  • Manage retail construction projects from predevelopment through tenant turnover and rent commencement.
  • Oversee preconstruction activities including scope definition, due diligence, budget preparation, permitting timelines, and internal coordination.
  • Ensure that construction is executed per lease exhibits and landlord obligations defined in lease exhibits and related documentation.
  • Maintain clear alignment with Tenant Coordination to ensure construction milestones are met.

 

Financial & Schedule Management

  • Own and manage project budgets, schedules, and forecasts.
  • Issue RFPs, award contracts, negotiate change orders, and oversee contractor performance.
  • Track and report financials and schedule progress weekly, updating the tenant coordination accordingly.

 

Team Coordination

  • Work closely with Tenant Coordinators to ensure seamless handoff of space and clear delineation of LL/Tenant work.
  • Collaborate with Contract Administration to ensure timely project setup, cost coding, payables processing, and closeout.
  • Coordinate with Leasing and Legal to support lease negotiation as it relates to construction scope, timing, and landlord obligations.

 

Permitting & Jurisdictional Coordination

  • Manage permitting process and serve as liaison to Authorities Having Jurisdiction (AHJs).
  • Track and drive timely approvals to avoid rent commencement delays.

 

Reporting & Communication

  • Update project information in the internal tenant tracker system regularly to reflect progress on milestones (permit received, LL work started, turnover, rent commencement).
  • Provide weekly updates to regional leadership and cross-functional partners on active projects.

 

 

Are You Qualified?

 

  • Bachelor’s degree in Construction Engineering, Civil Engineering, Construction Management, Architecture or related field from an accredited institution
  • At least five (5) to eight (8) years of retail or commercial construction management experience (developer, GC, or REIT background preferred).
  • Ability to travel regionally & frequently visit all assigned construction sites
  • Ability to work varying and flexible hours including evening hours as necessary to attend city Planning & Zoning commission meetings and City Council meetings
  • Proven ability to manage multiple active projects across different jurisdictions.
  • Strong understanding of lease exhibits, tenant delivery requirements, and LL vs. Tenant construction scope.
  • Working knowledge of permitting processes, budgeting, and project closeout.
  • Ability to work cross-functionally with internal teams and third-party consultants.
  • Organized, detail-oriented, and capable of maintaining accurate tracking in systems like Excel, Procore, or custom trackers.

*Connecticut Residents: Regency Centers carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The Connecticut hiring salary range for the Project Manager position is between $150,000 and $170,000 annually. The base salary is just one component of the total rewards package offered to our employees, including eligibility for a 20% target bonus opportunity. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
