Leasing Manager

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Depending on the property, market and staff structure, other duties may be assigned.
Supervision and Team Management:
Coordinate and manage leasing team schedule to ensure proper coverage.
Hold weekly team meetings to review operations, goals, successes and challenges.
Hire, train and coach all new leasing associates
Review availability, pricing and concession structure by unit type weekly and make recommendations to Business Managers.
Responsible for setting short and long term leasing/renewal goals
Monitor all leasing performance including traffic, follow up and closing ratios.
Monitor payroll for leasing team, approve and submit all leasing/renewal commissions.
Complete weekly and monthly market surveys and reports
Complete all required monthly and quarterly bond reports (notary required), where applicable.
Review and sign all lease documents/files (new and renewals).
Uphold and enforce Fogelman Management Group's Policies & Procedures including Dress Code.
Marketing, Leasing and Resident Retention:
Lease apartments.
Develop, implement and maintain Marketing Plan for the community including both internal and external marketing and monthly themes.
Review all applications for residency to ensure correct approval/denial procedures are being followed.
Inspect all Market Ready units and models before show and/or move in.
Oversee Bond and/or Section 8 lease and renewal procedures, where applicable.
Communicate leasing/marketing/resident retention progress to Business Managers, making him/her aware of all successes and challenges.
Monitor and maintain FMG Resident Retention Program including "7 Points of Contact."
Ensure renewal and follow-up letters are sent out in a timely manner.
Monitor and update Leasing Matrix on a monthly basis (allowing a maximum of 10% exposure in any month).
Lead by example in all aspects of leasing and marketing.
Markets the property.
SUPERVISORY RESPONSIBILITIES Directly supervises one or more employees in the leasing department. Carries out supervisory responsibilities in accordance with Company policies and applicable laws including Fair Housing and Sexual Harassment. Responsibilities include interviewing, hiring and training, planning, assigning and directing work, appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE High School Diploma or general education degree (GED); 6 months to 1 year related experience and/or training, supervisory experience.
LANGUAGE SKILLS Ability to read and interpret documents. Ability to write routine reports and correspondence. Ability to speak effectively with staff, prospective residents, residents and management.
MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages.
REASONING ABILITY Ability to apply common sense understanding to carry out detailed but uninvolved written and oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
