JOB SUMMARY:
Assume full responsibility for the maintenance and operations of assigned Mining Properties & Facilities, including employee housing. Manage the maintenance function to obtain the most cost-effective services in a timely manner. Perform preventive and repair maintenance. Direct subordinates and assign tasks to maintain the facilities. Act as a facility consultant for all Empire properties in the assigned Mining area. Oversee employee shuttle van drivers and the van maintenance program.
ESSENTIAL FUNCTIONS:
- Respond to all reasonable requests for maintenance service in a polite and professional manner.
- Determine the most economically, cost effective way to repair or replace failed components. Hires outside vendors as necessary.
- Sets up, maintain, and perform preventive maintenance on equipment and systems.
- Source and maintain adequate supplies, parts, and equipment levels.
- Oversee contracted service operations. This includes grounds keepers, janitorial services, and additional sub-contractors.
- Oversee employee housing, including oversight of leases, scheduling maintenance, and negotiating additional housing needs.
- Keep accurate detailed records and files of each Empire owned/leased property, including current leases, maintenance history, capital expenditures, and utility expenses.
- Work with client FMI for Empire housing and employee needs.
- Assist and provide input when creating the budget for each fiscal year.
- Define schedule for employee shuttle van drivers and maintenance of vans.
- Direct and assigns tasks, motivates, and appraises subordinates.
- Create an environment of ownership and personal accountability where each person is responsible and accountable for their performance.
- Work safely at all times. Adhere to all applicable safety policies. Comply with all company policies, procedures, and standards.
ADDITIONAL RESPONSIBILITIES:
- Must be willing to be on call and respond to after hours/emergency calls.
- Maintain records, blueprint files, property databases, and reference files.
- Maintain good housekeeping and safe work conditions. Makes recommendations for changes or improvements to safety practices and housekeeping.
- Oversee employee uniform inventory and lockers.
- Work within and promote corporate values.
KNOWLEDGE SKILLS AND ABILITIES:
- Must understand the sensitive nature of Empire’s relationship as a Landlord with each Empire employee as a Tenant.
- Extensive knowledge of building construction and maintenance trades.
- Must be able to make repair decisions that ensure repair problems are solved in a cost-effective manner.
- Must have interpersonal skills sufficient to assist in all departments, cooperate with all personnel, and supervise helpers in a professional manner.
- Must have a working knowledge of electrical circuitry, plumbing, carpentry, and air handlers and controls.
- Must be able to troubleshoot and repair facility maintenance problems with minimal use of outside service companies.
- Must be able to comprehend service manuals, read blueprints and gauges, write reports and logs, and maintain timecards.
- Must be able to use basic computer programs.
- Ability to maintain consistent attendance.
- Must be able to meet all safety requirements for applicable safety policies and use of all required safety equipment.
- Must have acceptable attendance to meet all company standards and requirements.
EDUCATION AND EXPERIENCE:
- Proof of high school diploma or General Education Degree (GED).
- College degree preferred.
- Extensive experience in cost effective maintenance of a facility similar to others throughout our service territory.
- Minimum 5 years previous experience in related field.
- CDL preferred.
- MSHA training obtained prior to working any mine properties.
- Must be able to communicate (speak, read, comprehend, write) in English.
