ROLE SUMMARY 

The Facility Specialist will have day to day interactions with studios across the US, vendors, and landlords to deliver best in class member and teacher support related to Property Management and Facilities Maintenance. This role provides resolution to complex problems, coordinates and facilitates efforts and problem solving between multiple areas of the organization, and project management of day-to-day repairs, maintenance, and large-scale maintenance related projects.  This role is a single point of contact for studio leadership and provides guidance on current state of assigned area. Utilizes Lessen Ticketing system and Lease Administration systems in day-to-day management of locations maintenance.

 

ESSENTIAL JOB DUTIES

Responsibilities include, but are not limited to:

  • Independently solve site specific issues end to end in a timely manner while managing financial impact.  Analyze data and contracts, gather evidence/facts, determine root cause, engage appropriate partners and apply critical thinking skills to make decisions driving the best possible outcomes.
  • Deliver great customer service.  Clear, concise, timely, consistent communication to stakeholders (e.g., issue requestor, landlords, leadership, etc).  This includes updates and resolution status to appropriate parties. Be utilized as expert resource in relation to these systems and coach, guide and counsel on issues related to it.
  • Project management capabilities including ability to organize and prioritize site specific issues.  Ability to shift priorities based on business needs while still meeting expectations. 
  • Ability to negotiate with multiple parties including vendors, landlords, multiple levels of retail management and corporate partners.  Negotiations leading to win-win outcomes while maintaining strong relationships.
  • Empower studio managers, regional managers, and area leaders through training on how to manage, maintain, troubleshoot, and repair facilities.  Ensure managers and other studio staff are correctly and consistently following facility maintenance practices and procedures.
  • Formulate and implement preventative maintenance schedules for the safe, efficient, and effective operation of facilities, including but not limited to equipment, HVAC, plumbing, and electrical systems.
  • Manage the day-to-day maintenance issues that arise relative to Lease or facilities issues
  • Serve as liaison between studios, landlords, contractors, and R & M vendors.  Act as primary company point contact for national contract relationship(s).
  • Maintain Certificates of Insurance and other forms of liability protection for all contract vendors.

 

EDUCATION, SKILLS & QUALIFICATIONS

  • Ability to deliver results through the development of others, including setting direction, mobilizing support, coaching and driving performance.
  • 3+ years commercial, multi-unit Facilities experience in multi-unit company
  • Service Ticket experience : Lessen a plus
  • Ability to read and translate leases as relates to facilities and property management issues.
  • Experience working with outside vendors and contractors required.
  • Strong cross-functional project management skills and ability to multi-task
  • Collaborative, team player with ability to work cross-functionally.
  • Strong written and oral communication skills
  • Ability to de-escalate challenging situations. 
  • Excellent verbal and written communication skills.
  • In depth understanding of leases
  • Must be able to move around the studio and construction sites.

COMPENSATION 

    • Annual Salary $60,000-65,000 unless the state exempt minimum requirement is higher.
    • Bonus potential up to 10%
