Director of Real Estate

Summary / Objective

The Director of Real Estate represents Bestway in strategic real estate decisions and transactions within the Company. The Director of Real Estate has primary responsibility for optimizing the entire real estate portfolio within the Company, and identifies and evaluates
opportunities for new store locations, store remodels, and acquisitions to
regional and executive management.

Supervisory Responsibilities

This position is directly responsible for leading the Real Estate Department and responsible for managing all outside consultants and vendors.

Essential Functions

• Takes ownership and lead responsibility for development of comprehensive strategic real estate plans for the Company.

• Initiates and completes real estate transactions of varying types and degrees of difficulty and takes a leadership role in the due diligence, entitlements, legal
  documentation, project coordination and project tracking.

• Coordinates all lease negotiations.

• Engages and interfaces with brokers to negotiate real estate transactions and stay current with all market trends and leasing availability.

• Oversees construction for time approvals and store openings. Acts as a primary contact for inquiries regarding information on the project.

• Represents the Company in discussions and negotiations with Planning Commissions and City Councils.

• Work with the Accounting Department on all Real Estate related transactions. (i.e. capital expenditures, straight-line rent, etc.)

• Build and maintain landlord relationships and promote the company within the industry.

• Establish and maintain effective and efficient working relationships with all service
  providers and building management to ensure efficient building operation.

• Ensure landlord and tenant compliance with terms of leases.

• Maintain current tenant contact and emergency information.

• Promptly forward all tenant lease-related issues to Landlord for appropriate action.

• Ensure compliance with applicable local, state and federal laws, rules and regulations, including ADA and environmental regulations.

• Identify and efficiently manage property maintenance needs, including but not limited to, parking lot sweeping, striping, snow removal, landscaping, lighting, roof
  repairs, utilities, trash service, HVAC systems service, janitorial and/or
  housekeeping services, etc. This includes:

• Negotiate and enter into contracts with vendors for property maintenance services.

• Accept and promptly return maintenance, service and/or emergency calls from tenants and take appropriate action, as necessary.

• Supervise construction projects in accordance with defined areas of responsibility.

• Excellent communication skills both written and verbal.

Work Environment

This job operates in a professional office environment.  This role routinely uses standard office equipment such as computers, phones, photocopiers, fax machines, and scanners.

Position Type / Expected Hours of Work

This is a full-time position.  Days and hours of work are Monday through Friday,

8:00 a.m. to 5 p.m. unless flex schedule is requested per Company standard. Occasional evening and weekend work may be required as job duties demand.

Travel

Travel is minimal, although some out of the area and overnight travel may be expected.
